My process :
This discussion should clarify your design brief and the project feasibility, building costs, timeframes etc. You will obviously have a good idea of what you are looking for in terms of size, materials and general overall appearance of the work to be completed... You may even have drawings that you have already produced that can help us reduce the documentation timeline. There are many factors that can affect a house design or even your extension. I will take into consideration such factors as views, orientation, existing trees town-planning requirements, and other applicable factors. We may provide a preliminary 3-D computer generated model, or perspective sketches to further illustrate the concept. If we haven't already ironed out the design concept through the concept design stage we will refine your ideas further at this stage of the process. We will have produced floor plans, site plan and elevations and may also include a developed computer model or perspective sketch if required. In some instances you will be required to lodge Resource consent documentation to council prior to any work starting on the working drawings package. But this would become apparent at the Concept Design stage. We do not deal Interior design or Landscaping, so you may chose to engage the independent disciplines at this stage, to gain more comprehensive costings. Resourse Consent Documentation ( if required) When you are required to submit a set of Resource Consent documents i liaise with the local authority during this process.
The working drawing stage includes the preparation of full working drawings and specifications for the purpose of applying for building consent and tendering We will manage the building consent process for you. We will liaise with local authorities, and/or building certifiers and provide them with building consent documentation and any additional information they may require.
